横浜の住宅の設計図書をお施主さんに提出しました。
別件で改修や増築の仕事に携わると、既存建築の計算書や構造図が紛失されていることがよくあります。
そういった場合は既存建築が法規に適合していることを証明した後に、または法規に適合させるための工事をした後に、改修を行う必要があります。(実務上は役所や審査機関にまず協議をしてからになります)
増築や改修以外でも、例えば後で太陽光パネルを載せる場合などでも計算書と構造図は必要になります。
このように計算書と構造図は竣工後も重要な資料なのですが、紛失されていることが多く、その理由は「事務用ファイルで綴じただけだと重要な書類だと思われないのでは？」と思い、計算書をくるみ製本してお施主さんにお渡ししました。
お願いした製本会社のくるみ製本は厚さ25mmまでとのことで、今回の木造2階建て住宅の計算書(630ページ程度を両面印刷)で限界でした。建築の規模が大きくなると、より厚いくるみ製本に対応する会社を探す、本文の紙を薄くする、別の製本方法を探す、分冊にする、などの対応が必要になりそうです。
どうか永く設計図書が残るよう、考えていきたいと思います。
I submitted the design documents for a house in Yokohama to the client.
In other projects involving renovations or extensions, I often find that the structural calculations and drawings of the existing building have been lost.
In such cases, it is necessary to either verify that the existing building complies with the regulations or carry out work to bring it into compliance before proceeding with the renovation. (In practice, this usually involves discussions with the local authority or review agency first.)
Even outside of renovations or extensions—for example, when solar panels are to be installed later—calculation sheets and structural drawings are required.
In this way, structural calculations and drawings remain important documents even after the building is completed. However, they are often lost. I suspect this is because simply binding them in an office file may not convey their importance. Therefore, I had the calculation sheets bound in a hardcover style and handed them to the client.
The binding company I used for this project can accommodate up to 25 mm thickness, which was the limit for the calculation sheets of this two-story wooden house (about 630 pages printed double-sided). For larger buildings, it may be necessary to find a company that can handle thicker hardcover binding, use thinner paper for the content, consider alternative binding methods, or split the documents into multiple volumes.
I hope to ensure that the design documents are preserved for a long time, and I would like to continue thinking carefully about how to achieve this.
